Started my first business in 1974, been going strong since.
My business portfolio is varied. Recent focus has been setting up 10,000+ reqs/sec WordPress sites. Most hosting companies can barely make 10 reqs/sec.
Anyone expert who tells you "WordPress is slow"... Do a 180 + run, as likely their incompetence is pervasive.
For example, SERP Shaker WordPress sites I've been setting up recently clock in at 7,000+ reqs/sec.
In November + December 2014, one of my clients ran sustained traffic, all day, every day of 100,000+ unique visitors/second on a $100/month dedicated server machine at a load of 5%-10% of capacity.
If you site is slow remember, site speed depends primarily on the tuning of the server machine where your site is running.
Virtual Events

Depends on your goal. Many times leveraging https://Meetup.com is a far better solution. Also using Direct Mail, rather than Digital Marketing, for Virtual events can be highly effective because hardly anyone is willing to do the minimal work required to do Direct Mail. If you do this minimal work, likely you'll be the only Direct Mail piece a person ever receives for a Virtual Event.
Mortgage Lending

If you have good credit, which is required for refi, a better option is to check with your Bank + all Credit Unions near you. Get a HELOC (Home Equity Line Of Credit), which will likely be less than your mortgage rate now. Then first HELOC check you write is to payoff your existing Mortgage. This means you payoff your Mortgage with no long term nonsense, paperwork, at $0 closing costs.

JV deals with authorities in this space. Many come to mind, including Savina Atai + Laura Doyle. Search Amazon for books related to this topic or membership sites with massive numbers of members paying monthly. Then do a JV deal with these people. You can also use Direct Mail (far better than Digital Marketing for this topic), using SRDS or any large postcard/newsletter publisher managing large lists.

You'll start by first stating the purchase price + exact site URL. This is the only way to guess, as the site audience + monetization + marketing + sales multiple being asked, all determine your options. Tip: Hire someone to help you with this... as... depending on answers to the above questions... will layout various approaches to fund your purchase...

Water. The primary reason for any inflammation has as a primary cause or contributing factor... dehydration... Target 1oz/1lb/day of water, moving up to 2oz/lb/day. So if you weight 100lbs, start out with 100 oz./day, moving up to 2oz./day. My intake for years runs between 1.5-2+ oz./day. There's other tech than can also be used, like Aqueous EDTA... made in your kitchen with a Vitamix/Blendtec which removes all toxic minerals/metals which serves as seeds (like sand in an oyster makes a pearl) around which structures form that produce inflammation. Also pruning all animal products almost always produces near instant, profound reduction of inflammation. Then there's using simple tech like Ascorbate + Niacin + DMSO in water which when ingested... reverses existing oxidation, then over time forms a systemic oxidation buffering system, all the way to cellular interiors. If all this is... new tech to you... find someone who's been working with this... approach... for decades... put them on your payroll forever...

Everyone does this. For example, take the entire LAMP ecosystem. You could write your own Linux + Apache + MariaDB + PHP + OpenSSL + WordPress... Or you can just use these, as they currently exist. Same applies to ideas. Dan Kennedy is found of saying, "Pioneers come back riddled with arrows..." In other words, doing anything new is likely to fail. Better to take something... anything... already working... put your own spin on it... then go after part of an already existing market. As for your specific project, you've provided to little detail... to provide any in depth advice... Since your project is Tech based, likely good to bring on board someone to serve first as a Fractional CTO (Tech)... then after your tech is working... change over to a CMO (Marketing)...

Best approach. Avoid teams + Keep all profits yourself. My rule is, "If I can't automate a task in software, then I abandon the task." Because... Anytime you involve humans... the algorithm becomes... Staff != Scaling Said differently, the more layers of humans involved in any business process, there is no scaling. You can't have scaling with humans... or if you can, you'll now have a full time job managing humans, rather than spending your profits. If you can't figure out how to scale (meaning 0 staff + 0 overhead), best you hire someone who does understand this to design a scaling strategy for you. My personal rule... "A good business is one that can run without any humans, except me... so automagick (zero staff)... Marketing, Sales, Ordering, Fulfillment, Support, Billing, Accounting." Also, "Billing means daily/weekly/monthly recurring transactions". To me.... Real Money == Recurring Income

Well... Just search for articles about monetization... or read any/all of Dan Kennedy's books. Looks at what's currently working, like selling Ads. Likely best to start by reading all of Bob Lotich's books, in published date sequence. If you're a fast reader, you might get through all of them in a single day. Bob's approach to... how to say this... discovering the most lucrative Native Ads to run onsite... is worth it's weight in gold. If you're still stuck after all this, hire someone to help you design a monetization strategy.

The more important consideration, is if you're a first time user of hydrogen, best educate yourself first. Watch footage of the Hindenburg disaster. There are far easier + safer ways to make a living, then working with any hydrogen based processing.

Question requires far more detail. If I had 100 kids, I'd put them to work doing lawn care + power washing, because I know they could succeed at these activities... And... as important... these activities would get them off their phones/screens. Having a "Digital Marketing" background... you already know how many lies + myths exist about the effectiveness of DM. If you're interested in teaching them effective marketing, have them mow lawns + powerwash for a year, then teach the most diligent of the 100 about copywriting for email + direct mail. As copywriting + list selection is the core of effective marketing.
