I am an environmental hazard consultant with over 20 years of hands-on experience specializing in asbestos, mold, and lead-based paint in residential properties. I have conducted thousands of inspections and worked extensively with homeowners, contractors, real estate professionals, and insurance stakeholders.

I regularly consult on residential real estate transactions, helping buyers, sellers, and agents evaluate environmental risks, determine when testing is necessary, and interpret findings before closing. My goal is to provide clarity in situations that are often confusing, overstated, or misunderstood.

I also advise clients navigating homeowners insurance claims, including scope evaluation, documentation strategy, and understanding where claims can break down. Many clients come to me after encountering resistance, delays, or unclear guidance.

How can I negotiate a insurance claim when I live in a townhome community and I’m not the primary holder of the insurance policy?

I'm a prior senior property adjuster and I would need some more information to provide an accurate answer. I'm going to assume you are the owner of the townhome as a renter would not have to be concerned with claiming damage to the structure. If you are the owner there are two policies that will potentially apply. This includes the master policy for the HOA that often covers common areas in the complex, parking lots, exterior finish materials (roofing, siding) as well as plumbing (supply and drainage) until it meets your unit. The 2nd is your own townhome/condo policy which generally covers what is often termed as the "walls in" this generally includes walls/ceilings and flooring from covered perils. Without knowing the exact coverages for these policies I'm not able to give you better detailed information. I just caught this question is a little older, but I'm happy to consult for these types of inquiries with a call.
